AGORA recently received Listed Building Consent for the remodelling of an A-Listed flat in the Cramond Village Conservation Area. The flat is within a late 18th century development of mill workers homes, which was restored and redeveloped between 1959 and 1961 by Ian G Lindsay & Partners as part of the Cramond restoration project. The whitewashed harling walls, red pantile roofs and timber sash and case windows set a precedent for the practice’s later work and the building was awarded Grade A status in 1970. The area was designated a Conservation Area in 1977.
The flat is situated on the waterfront with open views over the River Almond and the Forth. Full of character on the outside, the interior of the property lacks original features and has a modern layout. It has well-proportioned rooms other than a small kitchen accessed off the living room.
The brief set by our clients asked for a more open-plan kitchen and living room, with space for dining. Our design will create an enlarged connection between the kitchen and living spaces, with a new laundry cupboard created off the hall. Elsewhere the bathroom will be redesigned to accommodate a much-wanted bath, and the two bedrooms fitted out with built-in wardrobes. The flat will receive a new heating system and electrics along with contemporary finishes throughout. The proposals have been considered to have minimal impact on the exterior of the building, retaining all original windows and doors to preserve its character.
