Colinton listed building renovation completion

This Grade C listed property sits within one of the most picturesque streets in the Colinton conservation area of Edinburgh.  It has a fascinating history, having been built in the early 19th century as a small cottage and then extended in a number of stages.  We were able to view old drawings at City of Edinburgh Council’s plan store, which revealed the development of the building, as well as providing valuable information about the structure.

The existing flat had a small kitchen and living room which the clients had outgrown.  The main objective of the renovation was the creation of an open-plan kitchen and living space, with new full height glazing and doors overlooking the garden.  To facilitate this the bathroom was relocated, using existing storage cupboards and a small area of a bedroom.  The boiler was also relocated to maximise the opening between the kitchen and living areas.  Architects AGORA secured planning permission, listed building consent and a building warrant for this renovation.

The project has given a much better balance to the property through the creation of a larger living and kitchen area.  It has transformed the space from being dark and gloomy to one flooded with natural light, and with an improved connection to the garden.  The historic character of the property and the wider street has been maintained, with all external alterations focused on the later additions at the back of the house.
